    1. Site walk and feasibility. We confirm geotech, services, RMWB zoning, and access before quoting.
    2. Estimate and schedule. Itemised pricing with assumptions, exclusions, and a Gantt schedule. Long-lead steel and envelope items are flagged early.
    3. Permits and procurement. Development and building permits through the RMWB, and PO release on steel before site mobilisation.
    4. Construction. Self-perform concrete and carpentry. Vetted local trades for mechanical, electrical, and steel erection. Weekly progress reports.
    5. Commissioning and handover. Inspections, owner training, O&M manuals, warranty package, 11-month walkthrough.
